REHABILITATION

The Residential Rehabilitation Program provides grants and/or low-interest, deferred, and/or forgivable loans for building code violations, health and safety issues, essential repairs and upgrades of major component systems (e.g., electrical, plumbing, roofing, heating), and general improvements (e.g., exterior finishes).  The program provides assistance to lower income households through federal funds.  The intent of the program is to ensure that the residents are living in decent, safe and sanitary homes.

Deferred Loan

(maximum $50,000)

Principal and interest deferred three percent simple annual interest.  Loan amount due when borrowing household no longer occupies as the primary residence.  If borrower occupies the residence for a specified period of time, the accrued interest will be forgiven over a designated period of time*.

Multi-family

(e.g., condominium, duplex, triplex)

Deferred Loan

(maximum $50,000)

Principal and interest deferred three percent simple annual interest.  Loan amount due when borrowing household no longer occupies as the primary residence.  If the borrower occupies the residence for a specified period of time, the accrued interest will be forgiven over a designated period of time*.

Mobilehome or Recreational Vehicle

(located within a mobilehome park)

Grant (maximum $5,000)

 

Deferred/Forgivable Loan (maximum $10,000 in addition to grant)

 

Principal and interest deferred zero percent annual interest.  Principal and interest forgiven, prorated over a five-year period.  Loan amount due if borrowing household no longer occupies as the primary residence within the five-year period.

Renter-Occupied Residential

Multi-family

(occupied by lower-income residents)

Deferred Loan

(maximum $10,000 per unit)

Principal and interest deferred three percent simple interest.  Loan amount due at the expiration of the affordability period.  If owner continues affordability period**, accrued interest will be forgiven over designated time period.*

* Accrued interest forgiven prorated over the following period of time based on the loan amount: Less than $15,000 = five years; $15,000 - $40,000 = ten years; more than $40,000 = fifteen years.

** Initial affordability period based on the loan amount: Less then $15,000 = five years; $15,000 - $40,000 = ten years; more than $40,000 = fifteen years.
